Homes and buildings on agricultural land are valued much the same as any other home or building. However, agricultural land requires different consideration. It is valued on its current use rather than its highest and best use. Agricultural land is valued based on land use with the Income Approach. The Assessor’s office determines value based on the use and that use’s ability to produce income. For example, dry farm land at a lower quality has the ability to produce a set amount of crop and therefor a set income, there for it can be valued by a set formula based on that income. A higher quality of dry farm land will produce more crop or feed more cattle, and thus have a higher income potential, put to the same formula it will have a higher value. Most farms and ranches in Campbell County have land falling into more than one use class. |
